When a market has more properties fail to sell than sold in a year, well, we only look forward to moving past 2011 and trusting for a much improved 2012 market condition! For example, in the last 60 days of 2011, Summerland saw 25 sales…but 60% of those sales were in December! So what? Well, the same 60 day window in 2010 had only 15 sales TOTAL, so this was a major improvement in sales as we brought 2011 to a close. And, note that this improvement comes at the end of what was a very difficult year in the Summerland market.
Of the 275 current listings Summerland MLS, if we remove the stale dated development lots (after 692 days on market, let’s agree that “its not working” and just remove them from a discussion of the market), and remove some of the duplicate listings, some of the “other” category that does not apply to real buyer interest…well we have just removed about 36% of the market and now we are down to just 177 active listings to choose from!
And of those, we see about 10% priced over a million dollars, and 51 of those are not a “house” (mobile home for example), and we have only about 100 “houses” to choose from…you can see why it is difficult to buy in Summerland!
